Seller Comparison
Seller #1: 1950 SF, Comparables come in at $146K. Seller insists that I list the home at $170K. After explaining the comps, the possibility that there is no ‘wiggle room’ due to his need for proceeds to purchase another home where he is being relocated. OK, Mr. Seller, you HAVE to move—your boss is telling you that you must do this to move up in the company AND to keep your job! You have two options—you can rent in your new city for MONTHS or you can lease your present home OR you can simply price the home within reason and GET IT SOLD! Now Mr. Seller has an argument for EVERYTHING! 1st of all, he must immediately buy a home in his new state—homes are more expensive there and he has to have an enormous down payment in order to purchase a home. He REFUSES to contact any of my lender references just to see how much he needs for the purchase of his new home. Secondly, he will not pursue a lease-purchase. His boss has allowed him to work from home for a couple of months until his home has sold and he has had an opportunity to move and get settled. Therefore, Mr. Seller can rarely show his home during the week and will only allow weekend showings. Mr. Seller FURTHER requests that Buyers not be shown his home on Sunday as that is his religious preference, thereby minimizing his showing potential to SATURDAYS ONLY! (No kidding)! He absolutely, positively WILL NOT sell for less than $165K! I told Mr. Seller that I was sorry but, I couldn’t help him—I didn’t think that he understood that even if we could get the home sold within a year, we could almost be guaranteed that the home would not appraise at anywhere near HIS asking price. Mr. Seller begs me and says that since I have sold two other homes ‘in a matter of days’ in his neighborhood, then I could surely get this done in a few weeks. That’s because the Sellers took my pricing suggestions! OUTCOME: I’m sorry, I’m not a magician! I just can’t do it! Now, mind you, this was almost one year ago to the day when I had this discussion with this client—He is now on his THIRD REALTOR®; the price has dropped from $175,000 (yes, he even let an agent talk him into listing above HIS price!!) to $165,000(is rock-bottom price) and has still not sold! Seller #2: 1900 SF, Comparables come in at $180K and the Seller is fine with my price recommendation of $175K as she has to sell NOW! Mrs. Seller makes ALL repairs on a pre-inspection. Mrs. Seller removes all clutter from her home and her home shows like a model! Mrs. Seller makes sure that she is accommodating to EVERY SINGLE SHOWING! Her home smells clean, lights are on for showings, floors vacuumed and there is absolutely no clutter! Her pets are removed from the property for EACH & EVERY SHOWING and she makes certain that there is no poop in the backyard for her guests! OUTCOME: No, I’m not a magician—I do know how to properly price and coach a seller for the listing and SALE of their home! This home sold in 2 weeks in FEBRUARY, 2008. The other home, on the market at the same time of year but, LAST year (everyone’s BEST 1st quarter EVER!) is STILL on the market.
